What is a measurement or floorplan service?

Measurement services are just what they sound like: Based on your needs, an appraiser will measure the house's dimensions and square footage, then draw a basic or highly detailed floorplan. The appraiser's report and floorplan is a form that can be used to prove an accurate Gross Living Area (GLA), the sum of all livable space, of your home. These services are helpful and often necessary when disputing property taxes or selling a property.

How does a floorplan service work?

During a measurement or floorplan service, a certified appraiser measures your home or property with a measuring tool — either a tape or laser measuring device. As they walk the property, they notate the layout of the rooms and other features, like stairs, hallways, and pantries. They may draw a rough sketch of the property. Then, the appraiser writes up a report and a more detailed floorplan showing the total living area and the general layout of the home. The final product is a document that can be used to prove certain specs of your property — like the Gross Living Area (GLA) — on tax documents, home listings, and more.

When should I get a measurement service?

Real estate taxes

Tax records often reflect incorrect area of a property because the values can come from many sources, and occasionally go unverified — meaning you may be paying for more square footage than you actually own! Unless a certified appraiser has recently performed a valuation on your property (after any renovation that might have affected square footage), you'll need one to perform a measurement service before challenging what you're taxed. An appraiser will verify an accurate Gross Living Area (GLA) of your property so your taxes can reflect the actual square footage — and you can stop overpaying.

Marketing a listing

A floorplan service will ensure that you're paid fair market value for your home. Square footage is one of the biggest factors potential buyers examine when purchasing a house — but since square footage values are often estimated rather than accurately measured, your listing may show less Gross Living Area (GLA) than it can take credit for. An inaccurate GLA not only decreases the potential selling price of your property, but possibly even the number of interested buyers. The only sure method of using an accurate GLA when listing your property is to refer to a recent appraisal or measurement service completed by a certified appraiser (after any remodeling that might have affected square footage).

Information for agents

To make sure that your client's property closes at a price that properly reflects market value, we advise requesting a measurement of the property. Your clients, and potential buyers, will appreciate your thoroughness, and you can be assured that the GLA on your client's listing is a true representation of their home. A measurement can also be an excellent marketing tool for enticing potential buyers since they can see the layout and features of the house before and after a tour.
